NOTICE OF FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Jonathan L Stevenson, a married man, to Mortgage Electronic Registration Systems, Inc. acting solely as nominee for Mortgage Investors Group, on November 28, 2016, said mortgage being recorded in the Office of the Judge of Probate of Calhoun County, Alabama, at MORT 4822, Page 440; and subsequently transferred and assigned to Freedom Mortgage Corporation; Freedom Mortgage Corporation, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Calhoun County Courthouse, in Anniston, Alabama, on 01/22/2020, during the legal hours of sale, the following described real estate, situated in Calhoun County, Alabama, to-wit: Parcel 1: A tract or parcel of land in the NW 1/4 of the SE 1/4 of Section 25, Township 16 South, Range 6 East, Calhoun County, Alabama and being more particularly described as commencing at the Northeast Corner of the NW 1/4 of the SE 1/4 of said Section 25; thence Southerly along the East line thereof, a distance of 852.6 feet to the Northerly line of Taylors Chapel Road; thence Northwesterly along the Northerly line of said road with a deflection angle to the right of 119 degrees 48 minutes a chord distance of 352.8 feet to a point on the Northerly line of said Taylors Chapel Road which is the point of beginning of the herein described parcel of land; thence continue Northwesterly along the Northerly line of said road a distance of 136.4 feet; thence Northeasterly at an interior angle of 91 degrees 08 minutes, a distance of 119.2 feet; thence Southeasterly at an interior angle of 89 degrees 20 minutes, a distance of 147.7 feet to a point on the Westerly line of a proposed road; said point on a curve to the right having a radius of 200.0 feet and a delta angle of 15 degrees 50 minutes; thence southeasterly along said curve at an interior angle of 103 degrees 45 minutes a chord distance of 55.1 feet; thence continue Southerly at an interior angle of 168 degrees 45 minutes, a distance of 40.7 feet to the beginning point of a curve to the right having a radius of 25 feet and a delta angle of 92 degrees, 01 minutes; thence Southwesterly along said curve at an interior angle of 133 degrees 59 minutes, a chord distance of 36.0 feet back to the beginning point. Parcel II: A tract or parcel of land located in the NW 1/4 of the SE 1/4 of Section 25, Township 16 South, Range 6 East, Calhoun County, Alabama, being more particularly described as commencing at the Northeast corner of the NW 1/4 of the SE 1/4 of said Section 25; thence Southerly along the East line thereof, a distance of 852.6 feet to the Northeast line of Taylors Chapel Road and a point on a curve to the right, concave Northeasterly, having a radius of 4,179.7 feet, a central angle of 6 degrees 42 minutes and chord of 489.1 feet which deflects 121 degrees 44 minutes to the right from the previous course; thence Northwesterly along said curve, a distance of 489.4 feet to the point of beginning; thence continue Northeasterly along said Taylors Chapel Road and along the same curve with a radius of 4179.7 feet, central angle of OO degrees 09 minutes and a chord of 10.8 feet, a distance of 10.8 feet to the point of compound curvature of a curve to the right having a radius of 950.6 feet; a central angle of 1 degree 53 minutes chord of 31.4 feet forming an internal angle of 178 degrees 59 minutes with the previous chord; thence Northwesterly along said curve and along Taylors Chapel Road a distance of 31.4 feet; thence Northeasterly at an internal angle, from chord of 83 degrees, 11 minutes a distance of 135.8 feet; thence Southeasterly at an internal angle of 58 degrees 04 minutes a distance of 25.0 feet; thence Southwesterly at an internal angle of 131 degrees 55 minutes a distance of 119.2 feet to the point of beginning.
