MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain Mortgage executed by MATTHEW RICHARD CROWSON, an unmarried individual, to METRO BANK on May 21, 2013, said Mortgage being recorded in the Office of the Judge of Probate, Cleburne County, Alabama, in Book 2013, Page 1706, and METRO BANK, Mortgagee, by reason of such default having declared all of the indebtedness secured by said Mortgage due and payable and by virtue of the power of sale contained in said Mortgage will sell at public outcry for cash to the highest bidder, in front of the main entrance of the Cleburne County Courthouse, Heflin, Alabama, during the legal hours of sale on March 30, 2017, the following described real estate: A parcel of land located in the NW � of the NE � of Section 24, Township 17 South, Range 9 East, and being a portion of the property described in Deed Book 2002, page 3983, as recorded in the Office of the Probate Judge, Cleburne County, Alabama. East a distance of 949.92 ft. to an iron pin set at the intersection of the easterly ROW US HWY #431 and Southerly ROW of Cleburne County Road #8 (aka Striplin Road) and the point of beginning of the hereafter described tract; thence along ROW of Cleburne County Road #8 (aka Striplin Road) bearing South 89 deg. 14 min. 22 sec. East a distance of 188.08 ft. to an iron pin set; thence leaving said ROW bearing South 07 deg. 10 min. 34 sec. East a distance of 159.41 ft. to an iron pin set; thence South 75 deg. 18 min. 46 sec. West a distance of 166.93 ft. to an iron pin set on the Easterly ROW of US HWY #431; thence along said ROW bearing North 12 deg. 54 min. 15 sec. West a distance of 208.24 ft. to an iron pin set and the point of beginning, containing 0.74 acres, more or less.
